Rental Covenants and Restrictions

PHASE I COVENANT

  • MANY PROPERTIES IN THE VILLAGE AND ON THE BLACKCOMB BENCHLANDS ARE REQUIRED TO BE RENTED WHEN NOT BEING USED PERSONALLY BY THE OWNER.  THERE ARE NO MAXIMUM NUMBER OF DAYS ALLOWED FOR OWNER USAGE.  MANY RENTAL COMPANIES ARE AVAILABLE TO MANAGE THESE PROPERTIES AND THE OWNER NORMALLY CAN USE ANY SUCH COMPANY THEY CHOSE.   MOST TOWNHOMES AND CONDOMINIUMS OUTSIDE OF THE VILLAGE, BENCHLANDS AND CREEKSIDE ALLOW FOR RESIDENTIAL USE ONLY.

PHASE II COVENANT

  • THESE PROPERTIES ARE MAINLY CONCENTRATED IN THE VILLAGE.  OWNER USAGE IS RESTRICTED TO 28 DAYS IN THE SUMMER AND 28 DAYS IN THE WINTER.  ADVANCE BOOKING FOR OWNER USAGE MAY REQUIRE NOTIFICATION UP TO A YEAR IN ADVANCE.  CHOICE OF MANAGER IS NOT PERMITTED AND OWNERS MUST LEAVE THEIR PROPERTY UNDER THIS MANAGER'S CARE.  EXAMPLES OF THESE PROPERTIES ARE:  HOLIDAY INN, WESTIN, POWDER LODGE, KEG LODGE, MOUNTAINSIDE LODGE, FIRESIDE LODGE, MARRIOTT, DELTA VILLAGE SUITES, CASCADE LODGE, PINNACLE RESORT, PAN PACIFIC, ALPENGLO LODGE, AND FOUR SEASONS.
